Chula Vista Neighborhood Guide


Chula Vista is the second-largest city in the San Diego area. This multicultural community has a population of around 270,000 and some of the most affordable real estate in San Diego county. In 2012 the FBI declared it the 10th safest city of its size in the USA. Chula Vista is divided into two neighborhoods: East (of I-805) and West (of I-805).

East Chula Vista is mostly made up of newly-constructed suburbs. In general it’s an area of manicured landscapes, with plenty of parks and amenities for the residents. HOAs keep the area spic and span, with strict rules about home maintenance and lawn care.

West Chula Vista is an older neighborhood – many of the homes were built 60 or 70 years ago. Their upkeep is an individual matter left to each resident, so this area of the city has a much more eclectic feel. In general, Chula Vista strongly shows its Hispanic heritage, and fantastic Mexican food is available everywhere. There’s also a thriving Asian community, with many Filipino immigrants choosing to settle here.
