Spring Valley Neighborhood Guide


Spring Valley is an unincorporated suburb of San Diego about 12 miles east of downtown. Named for the natural spring that made this the home of the Kumeyaay Native Americans, it might have some of the most reasonably-priced real estate in San Diego county. The mean price for a detached single-family home in 2015 is just $430,587, and you can get an apartment for a mere $220,429.  The Bancroft area of town is more urban and developed, while the area to the southeast, off of Jamacha Blvd, features some developments in the hills with great views.

The climate here is sunny and warm, with summers highs in the mid-80s and winter lows in the mid-40s.

Spring Valley is a diverse community with many fantastic restaurants and easy access to the rest of the county. State Routes 94 and 125 define the borders on the three sides, giving you plenty of ways to get where you’re going. Shopping areas are mostly strung along SR 94 at Calavo Drive,  SR 54, and Kenwood Drive.
