Del Mar Terrace Neighborhood Guide


Del Mar Terrace is an unusual neighborhood. Just south of Del Mar Heights, it is actually part of San Diego city − which is great if you want to rebuild or renovate, since you don’t have to go through any HOAs from Del Mar to get your plans approved. However, building in Del Mar Terrace poses some uncommon challenges, too.

This neighborhood was first settled back in 1913, but took decades to really get off the ground since getting fresh water was difficult and unreliable. A few brave souls moved into the area in the 1950s and 1960s, many of them professors and oceanographers from Scripps or UCSD. A tradition developed of building your own houses, which exists in spirit to this day. Del Mar Terrace is about as far from a tract development as you can imagine. Each house is unique, partly expressing the creativity of the owners, but partly in response to issues such as odd-shaped lots, attaching to sandstone cliffs, and dealing with old and disorganized water, sewer, and power lines.

The main thoroughfare in Del Mar Terrace is Carmel Valley Road, and I-5 is just a couple of minutes drive to the east. Parks such as Torrey Pines Extension and Torrey Pines State Reserve bracket the community, giving easy access to plenty of hiking and biking. The beach is less than a mile away. All in all, Del Mar Terrace is a lovely neighborhood with its own eclectic spirit.
